A business-oriented transactional attorney, Shelby Guzzetta represents owners, developers, landlords and tenants in various aspects of real estate matters. Shelby is responsive, flexible and committed to making her clients’ deals happen through effective negotiation and productive problem-solving.

Shelby advises clients on the acquisition, disposition and leasing of commercial properties. She is also skilled in negotiating, drafting and reviewing license agreements, solar leases, and long-term easement agreements, including conservation easements.

Additionally, Shelby has experience providing counsel to nonprofit organizations and private businesses on corporate structure and governance and drafts formation and organizational documents for corporate entities.

Prior to joining the firm, Shelby worked as an associate for an Atlanta-based law firm, where she assisted clients with a full spectrum of needs related to real estate acquisitions, dispositions, ownership and management. In 2016, Shelby was awarded a Fulbright ETA grant to teach college English and writing at Collegium Civitas in Warsaw, Poland, where she also co-authored the university’s academic writing handbook.

EXPERIENCE
Experience
  • Represented developer in purchasing and leasing land for the construction of telecommunication towers
  • Represented environmentally minded sellers in the disposition of hundreds of acres to an educational nonprofit organization
  • Represented organization in its successful application for a New Mexico conservation easement tax credit
  • Represented land owner in 1031 property exchange deal
  • Represented commercial tenants in lease disputes, renewals and renegotiations with landlords
  • Provided counsel to nonprofit and for-profit organizations in connection with formation, governance, and partnership agreements with other corporate entities
  • Represented seller/landlord in lease-purchase deal
